Biography

Alan Razak is a co-founder and co-owner of AR Spruce LLC, a Philadelphia-based company focused on planning, creating, and managing real estate. With over 45 years of experience in commercial real estate, Alan possesses extensive expertise in development project management, finance, architecture, and urban design advisory services. His diverse background includes managing the development process as an owner's representative across various project types including residential, office, commercial, and highly technical facilities like data centers. Having retired as a principal and senior advisor in 2023, Alan previously held principal positions at several regional development consulting firms and started Razak Company in 2003, which merged with AthenianRazak in 2011, ultimately leading to the creation of AR Spruce in 2020. Under his leadership, the firm has been responsible for a wide variety of projects in the Philadelphia region, including innovative LEED-certified multifamily residential buildings and state-of-the-art professional sports training facilities for the Philadelphia 76ers. A registered architect in Pennsylvania, Alan has been a faculty member at the Urban Land Institute (ULI) Learning for 20 years, instructing thousands of real estate practitioners worldwide. His work has earned multiple awards for excellence in design, construction, and sustainability.
